We are a single-family office based in New York City and Seoul, South Korea.
The family's first holdings were parcels of land and development sites in Yongin, acquired in the late nineteenth century. Through war, reconstruction, and Korea's rapid industrialization, successive generations preserved and expanded the portfolio — building across asset classes as the country itself was being built.
In 1989, the family relocated to the United States on a diplomatic appointment. A decade later, a single-family home on Livorna Road in Alamo, California became our first American investment — and eventually, our namesake. Livorna Capital was established in 2016 as the family's primary investment vehicle.
Our fundamentals are grounded in tradition, from old-school real estate investing. We hold and manage 2,500,000 ft² of real estate across Korea and the United States — from legacy holdings dating to the 19th century, to modern acquisitions spanning coastline, farmland, and commercial and residential properties.
We began making direct venture investments in 2010, applying the same long-horizon discipline that has guided the family's real estate holdings for over a century.
